The Old Bakehouse (trading as The Pyet) occupies a prominent trading location in the heart of West Linton. The town is home to a resident population of 2000, but this number keeps growing with continued house building over the last few years.


West Linton is a popular and sought after commuter town benefitting from a more tranquil semi-rural setting yet retaining a close link with Edinburgh. The capital is only 16 miles to the north and easily accessed via the A702 which runs through the town. The A702 also provides easy access to the Edinburgh city bypass to north, as well as M74 motorway to the south.


The business was purchased by our clients in 2021 and opened for trade in November of that year. Our clients previously ran a local delicatessen in the town and purchased the property to “rehouse” the deli and open up a larger restaurant to run in conjunction.


Since purchasing our clients have firmly established a well patronised and popular food business that is now ready to be taken onto the next trading level. Our clients offer a popular brunch, lunch and dinner menu while also providing the town with coffee shop/takeaway option that proves popular all year round.


It is strongly felt that new operators would be able to increase trading hours. At present our clients only trade for 39 hours and there is tremendous scope to increase these hours especially in the busy summer months.
