The attractive market town of Jedburgh is situated on the main A68 in the southeastern corner of Scotland, located 10 miles from the border with England and just over an hour’s drive away from Scotland’s vibrant capital Edinburgh.

The town is dominated by the magnificent twelfth century Abbey with its dedicated visitor centre. Jedburgh is steeped in history with many historic buildings including the Mary Queen of Scots Visitor Centre and the Castle Jail & Museum. The town offers a wide variety of restaurants and cafes, as well as a great range of independent shops, popular with the local community and visitors to the town and area.

The Royal Hotel occupies a prominent trading location in the town centre, a stone’s throw from the historic Jedburgh Abbey. This is an excellent trading location to capture passing trade, as well as to serve the local community.

There are a total of 14 letting bedrooms, all rooms can be either double or twin. The ground floor café/bistro (24 covers) is used for guest breakfasts. The café bistro has a small, licensed bar service area located off it. All public areas and letting bedrooms are offered in excellent turnkey walk-in condition.

Our clients have newly created an owners’ flat on the first floor, consisting of a large open lounge and kitchen, with double bedroom and an ensuite bathroom.

At present our clients trade on an accommodation basis only, choosing to focus on a lucrative bed and breakfast offering. This refocus has allowed our clients to maximise profits from accommodation whilst keeping staffing levels to a manageable level. New owners may indeed wish to continue this profitable pathway and look to augment the offering with an enhanced food and beverage offering.

The café/bistro offers a real opportunity for business growth in terms of lunches as well as evening meals, or perhaps re-establishing a more public bar type offering.

Our clients choose to only operate the business on a seasonal basis, trading to tourists, walkers and workers employed in the area. There is still a demand for accommodation in the “off season” and the business has real potential for full year-round opening.
