The premises forms part of the Alhambra Theatre in Dunfermline. In recent years the Alhambra has become a major entertainment venue attracting audiences from Dunfermline, Fife and throughout Central Scotland. The Theatre attracts a wide variety of popular acts throughout the year and therefore creates a huge demand for food, drinks and beverages when concerts and other entertainment are performed. Currently there are around 150 nights of entertainment a year in the theatre and this is growing all the time.

The opportunity, however, is much more than a facility for the theatre. Its prominent corner location in the centre of Dunfermline makes it ideally placed to serve a wide variety of customers including the many shoppers who visit Dunfermline town centre, office workers and others living in the area and visiting this city.  

It was generally open from 10am until 8.30pm during the week and up to midnight on Fridays and Saturdays, though the licence is until 1am. Although not currently trading the potential for suitable experienced and motivated operators is enormous.

There are two seating areas, one seating 35 or more comfortably. Outside the restaurant is a sectioned off dining area which can house three tables and half a dozen chairs. The kitchen although compact, has a range of professional catering equipment and off it is a small dry store where fridges and freezers are also situated.

The property is offered on a franchise lease basis. The terms of the franchise lease are to be agreed, however it is envisaged the initial period will be a minimum of 5 years and the rent will be £15,000 per annum.
